Buying a Real Estate in the Philippines

This is a guide if you are planning to buy a property (lot, house and lot, condo, etc.).

If you are planning to buy a lot or house and lot, be sure to check if the title is clean and real.

How?

- Ask the seller if the tax of the property is updated. If you bought it and there's a tax debt, the buyer will be the one who will shoulder the taxes. You can also verify the tax history of the property by filling a tax declaration certified copy at City Assessor's Office. Be sure to get Tax Declaration Number of the property.

- Verify the title. go to Land Registration Authority (LRA) and request for the certified copy of the said title. It only takes a minute.

- Visit the site. If its a lot, ask the seller to tour you at the property. If its a house and lot, go over and inspect the house. Ask for vicinity map or house plan if there's any.
