Here's the following fees that you need to consider upon buying and transferring the title to your name
Last Step: Land Title Transfer Process at LRA
Once you completed your requirements for Land Title Transfer for your property, the last thing you need to do is to pass it at LRA (Land Registration Authority) Office at East Avenue Corner NIA Road, Quezon City Philippines. Here's the map.
Certificate Authorizing Registration (CAR) from BIR
Requesting a Certificate Authorizing Registration (CAR) from BIR Revenue District Office for the purpose of Land Title Transfer
Requirements:
- BIR Form 1904 (Seller and Buyer)
- Deed of (Absolute) Sale
- Certified True Copy of Title (to obtain at Land Registration Authority)
- Paid Capital Gain Tax
- Paid Documentary Tax
- Certified True Copy of Tax Declaration (to obtain at Assessor's Office City Hall)
- Certificate of No Improvement (to obtain at Assessor's Office City Hall)
- Buyer's Photocopy of valid ID
- Seller's Photocopy of valid ID
- TIN of Seller and Buyer (for verification at BIR office)
If all requirements are complete, must be pass at BIR Revenue District Office of your property. Certificate will be processed in 10 days. After 10 days you can claim the Certificate Authorizing Registration (CAR).
Requirements for Land Title Transfer and Others
All requirements listed below must be passed to Land Registration Authority (LRA) for processing (more or less 30 working days) of Land Title Transfer.

DEED OF SALE
- 3 copies of Deed of Sale (1 original and 2 duplicate) with rubber stamp from City Hall and BIR
- Original Owner's Duplicate Copy of Title
- Certificate of Authorizing registration (CAR), TCC, Capital Gain and Documentary Stamp (from BIR)
- Transfer Tax (Treasurer's Office - City Hall)
- Tax Clearance (Treasurer's Office - City Hall)
- Tax Declaration (Assessor's Office - City Hall)
- Presenter's ID (2 photocopy)
Note:
If the vendor is a corporation:
- Board Resolution Secretary's Certificate to Sell
If the vendee is a corporation:
- Board Resolution Secretary's Certificate to Buy & Articles By Laws
If the Title is Condominium
- Management Certificate
